Dubai-based firm says simple formula mistakes, such as taking 5% of VAT-inclusive prices, keep appearing in returns it reviews. The new tool is designed to help businesses catch them before filing.
Bestax Chartered Accountants, a Dubai-based accounting and tax advisory firm, has launched a free online VAT calculator for UAE businesses. The firm says it built the tool after its team kept finding the same calculation errors in VAT returns brought to it for review.
The calculator lets users add 5% VAT to a net price or extract the VAT from a VAT-inclusive total in AED. It’s aimed at business owners, bookkeepers and finance staff who need a quick check on invoice figures before they post entries or submit a return.
The errors behind the launch
According to Bestax, many of the mistakes it sees aren’t caused by complex tax structures. They come from everyday shortcuts. The most frequent is taking a flat 5% of a price that already includes VAT. The VAT inside a VAT-inclusive price is actually 5/105 of the total, or about 4.76%.
On a single invoice, the difference looks small. On an AED 21 retail sale, a flat 5% gives AED 1.05 of VAT, while the correct figure is AED 1.00. Repeated across thousands of transactions in a quarter, the gap can mean a business overpays the Federal Tax Authority (FTA) or under-declares tax it owes.
The firm also points to other errors that recur in client returns:
- Treating a VAT-exclusive supplier quote as if it were VAT-inclusive, or the reverse
- Charging 5% on supplies that should be zero-rated or exempt
- Missing the reverse charge on services bought from overseas suppliers
- Claiming input VAT on blocked expenses, such as entertainment for non-employees
Part of the problem, the firm says, is that these errors rarely look like errors. The return still balances, the EmaraTax portal accepts the submission, and nothing flags a problem at the time of filing. In many cases the mistake only surfaces during an FTA audit, a refund review or a later health check, sometimes several tax periods after the original return. By then, the same error may have repeated across every return in between, which makes a small slip much harder and more expensive to unwind.
We kept seeing the same arithmetic slips in returns that were otherwise well prepared. Most businesses don’t realise anything is wrong until an audit or a refund review. We built this calculator so anyone can check their figures in a few seconds, free of charge.” said Haseeb Hamdani”
Why accuracy matters more in 2026
The launch comes six months after the UAE overhauled its tax penalty framework. Cabinet Decision No. 129 of 2025, which took effect on 14 April 2026, set a fixed AED 500 penalty for a first incorrect tax return and changed the late-payment penalty to 14% a year, calculated monthly on unpaid tax. The FTA has published details in its announcement on the amended administrative penalties.
The number of businesses affected keeps growing. The FTA reported AED 46 billion in VAT and excise revenue for 2025, up from AED 41 billion in 2024, and VAT registrants reached roughly 573,000 by early 2026.
The new rules also reward businesses that correct their own mistakes. Where an error changes the tax due, a business generally files a voluntary disclosure through the FTA’s EmaraTax portal, and the resulting tax is normally due 20 business days after submission. Errors that don’t change the tax due can now usually be fixed in a later return. Penalties for self-disclosed errors remain lower than those for errors the FTA finds during an audit, which is why Bestax encourages clients to check figures before filing rather than after.
How the calculator works
Users enter an amount and choose whether to add or remove VAT. The tool returns the VAT amount and the net or gross figure using the UAE standard rate of 5%. It works on mobile and desktop and requires no specialist knowledge.
| Task | Formula | Example |
| Add VAT to a net price | Net × 0.05 | AED 2,000 → AED 100 VAT, AED 2,100 total |
| Find VAT inside a gross price | Gross × 5 ÷ 105 | AED 2,100 → AED 100 VAT |
| Find the net price | Gross ÷ 1.05 | AED 2,100 → AED 2,000 |
Bestax notes that a calculator checks arithmetic, not classification. Decisions such as whether a supply is zero-rated or exempt, or whether input VAT can be recovered, still need proper review.
Who the calculator is for
Bestax designed the tool for the people who handle VAT figures day to day, not only for tax specialists. That includes:
- Small business owners in Dubai and across the UAE who price goods or services and file their own returns
- Retailers, cafés and restaurants that display VAT-inclusive prices and need to extract the tax correctly
- Bookkeepers and finance teams that switch between VAT-inclusive sales and VAT-exclusive supplier quotes
- Businesses near the registration threshold of AED 375,000 that want to understand how VAT will affect their pricing
Five checks before filing a VAT return
Alongside the launch, Bestax shared a short routine it recommends businesses follow each tax period:
- Confirm the VAT treatment first. Decide whether each supply is standard-rated, zero-rated, exempt or out of scope before applying any rate.
- Check whether prices are net or gross. Contracts, quotes and point-of-sale systems don’t always make this clear.
- Use the right formula. Extract VAT from inclusive totals with 5/105, not a flat 5%.
- Review imports and blocked expenses. Account for the reverse charge on overseas services and remove input VAT the law doesn’t allow.
- Spot-check a sample of invoices. Recalculate a handful independently before submitting the return.
